The existing structures are situated on the edges of the property and the pool in front towards the beach.

The Hotel’s entrance is 100 yards from the crossroads of town which links Mal Pais and Santa Teresa. All within a very short walking distance from this hotel are a multitude of restaurants, the area’s best bakery and cafe (across the street), surf board shops, three bars, two grocery stores, two banks, tour operators, vehicle rentals, clothing stores, an ice cream store and several yoga studios & Healing spas. There is not a more centrally located beachfront hotel for sale in Playa Carmen.

Existing structures on the property include:
A two story Five Bedroom Beach House
The bottom floor offers three hotel rooms each with private bath situated off a wide central hallway. These downstairs units all have access to a shared kitchen. These rooms can sleep up to 3 people and all face the ocean and pool.
From each of these 3 bedrooms, a sliding glass door leads to a private patio furnished with a hammock, table and chairs.
Upstairs is a large 2 bedroom Suite with an area size of 2,000 sq. ft. The suite overlooks the pool and beach.
Each upstairs bedroom has a queen sized bed, its own central AC unit, a ceiling fan as well as natural ventilation. One bedroom faces out to the ocean. This room has a private balcony accessed through a sliding glass door.
The spacious bathroom has artistic ceramic tile throughout and a glass block enclosed shower. The dining room/kitchen area has a high ceiling. The kitchen has three sliding windows which overlook the pool and ocean. A cedar wood island provides extra workspace and divides the kitchen from the dining area. A glass door leads to a comfortable balcony perfect for lounging and entertaining.
An inviting stairway leads to a Mediterranean tiled roof terrace. The 2 bedroom suite has exclusive access to this large roof terrace, another excellent spot to watch the waves, enjoy a morning coffee or a sunset drink. Great views are attainable from this private roof top setting.
Casitas:
A separate small house with an open concept floor plan of approximately 600 square feet is situated about 30 yards from the big house. This was built in 2007. It is a private, self contained unit that sleeps a maximum of four adults or two adults with up to three kids.
Amenities include a large AC unit, two ceiling fans, a kitchen, lock up box, bathroom and a screened ventilation tower. Five windows and a sliding glass door (all with screens) provide ample natural light and ventilation. The sliding glass door leads to a private patio furnished with tables and chairs, hammock and surf board lockup. The view from the patio looks out towards the extensive tropical gardens as well as out towards the pool, ocean and waves.
A second casita (built in 2013) sleeps an additional 4 guests making total sleeping accommodations of 20 people on the property.

The concession for this beachfront property is zoned for “residential reacreativo”, or for Hotel/ Tourist Lodging. There is room for further expansion on this property, and there is a restaurant situated on the corner beachfront side that has a full permits and liquor license but just not opened at the moment. There is also a covered yoga shala up close to the beach as well.
